Begin with the legal and physical facts: ownership records, permitted use, boundaries, survey, environmental context and the condition of major systems. A site visit and qualified inspections can expose questions that marketing photographs cannot.
Then examine the operating picture. Review leases where relevant, historical expenses, taxes, insurance, planned works and the assumptions behind any projected income. Financing terms and transaction costs can change the picture again.
